Door reverses back up
It starts to close, then runs straight back open. Usually the safety sensors at floor level are misaligned, blocked or sun-blinded rather than anything expensive.

A garage door opener is a motor, a board, a gear and a pair of sensors. Any of those can be changed on its own, and a decent unit should give you fifteen years. We would rather replace a $60 gear than sell you a $700 opener you did not need.
Sometimes it genuinely is finished. A cracked housing, a burnt board on a discontinued model, or a motor too light for the door it has been dragging. When that happens we will tell you plainly, quote both options, and let you choose.

Quiet belt drive, and the door on your phone
We fit LiftMaster belt drives as standard. The belt replaces the metal chain, so the rattle goes. That matters most in the Miami houses that have a bedroom directly over the garage.
Phone control comes with it. Open and close from anywhere, see whether the door was left up, and get an alert when it opens. We connect it to your wifi and set it up before we leave, along with any remotes and the keypad.

What people ask before they book
Can my opener be repaired, or do I need a new one?
Most of the time it is a repair. Gears, logic boards, capacitors, safety sensors, remotes and keypads are all serviceable parts, and a good opener lasts fifteen years. We quote the repair against the replacement and let you pick. If the unit is old enough that the parts are no longer made, we will say so rather than sell you a repair that will not last.
How much does a new opener cost fitted?
A new opener runs $500 to $850 fitted, which covers the unit, the rail, programming and haul-away of the old one. A repair to an existing opener runs $200 to $350. Doors over 8 feet or heavy insulated doors need a stronger motor and sit at the top of that range.
Why does the door go down and come straight back up?
Nearly always the two safety sensors near the floor. They have to face each other and both show a steady light. Sun glare, a knocked bracket or a cobweb across the lens will all cause it. It is a quick fix and worth checking before you call.
The motor hums but the door does not move.
Usually a stripped drive gear inside the motor head, and it is a common failure on chain drives past about ten years. It is repairable. Do not keep pressing the button, because running the motor against a stripped gear can take the board with it.
Can I open my garage from my phone?
Yes. The LiftMaster belt drives we fit include phone control, so you can open, close and check the door from anywhere and get an alert if it is left open. We set it up and connect it to your wifi as part of the installation.
Is a belt drive really quieter than a chain?
Noticeably, yes, and it is the upgrade people are happiest with when there is a bedroom over the garage. A belt drive runs on a reinforced rubber belt instead of a metal chain, so you lose the rattle. It costs a little more than a chain drive and it is what we fit by default.
Do you supply remotes and keypads?
Yes, and we program them on site. If you have only lost a remote we can often pair a new one to the opener you already have rather than replacing anything.
