It starts to close, then runs straight back open. Usually the safety sensors at floor level are misaligned, blocked or sun-blinded rather than anything expensive.
$120 to $250 realign or replace sensors
No response from wall button or remote, a burnt logic board, or an opener old enough that parts are no longer made. Fitted, programmed and the old one taken away.
$500 to $850 new belt drive fitted
A garage door opener is a motor, a board, a gear and a pair of sensors. Any of those can be changed on its own, and a decent unit should give you fifteen years. We would rather replace a $60 gear than sell you a $700 opener you did not need.
Sometimes it genuinely is finished. A cracked housing, a burnt board on a discontinued model, or a motor too light for the door it has been dragging. When that happens we will tell you plainly, quote both options, and let you choose.
We fit LiftMaster belt drives as standard. The belt replaces the metal chain, so the rattle goes. That matters most in the Miami houses that have a bedroom directly over the garage.
Phone control comes with it. Open and close from anywhere, see whether the door was left up, and get an alert when it opens. We connect it to your wifi and set it up before we leave, along with any remotes and the keypad.

We quote the repair against the replacement and let you pick. If the unit is old enough that the parts are no longer made, we will say so rather than sell you a repair that will not last.
A new opener runs $500 to $850 fitted, which covers the unit, the rail, programming and haul-away of the old one. A repair to an existing opener runs $200 to $350. Doors over 8 feet or heavy insulated doors need a stronger motor and sit at the top of that range.
Nearly always the two safety sensors near the floor. They have to face each other and both show a steady light. Sun glare, a knocked bracket or a cobweb across the lens will all cause it. It is a quick fix and worth checking before you call.
