What we fix at a dock

A dock bay is a door and a set of equipment that all have to work together. When one part fails, the others often take the damage next.

A loading dock door raised with a trailer backed into the dock seal, seen from inside the warehouse

Struck and sagging sections

A trailer that backs in too high or pulls away with the door half down bends the bottom sections. Bent sections bind in the track and wear out the rollers and hinges above them.

Springs worn out by cycles

A busy dock door runs many more cycles a day than a garage door. The torsion springs wear out faster, and when one breaks the door becomes too heavy to lift by hand.

Tracks, cables and high lift

Knocked tracks, frayed cables and the long vertical runs of high lift doors that clear racking and lights inside the building.

Operators and controls

Commercial operators, push button stations, limits and photo eyes. We confirm the door itself runs freely before we touch the motor.

Levelers and restraints

The plate that bridges the dock to the trailer bed, and the restraint that holds the trailer at the dock while it is loaded. Both are inspected and quoted before work.

Seals, shelters and bumpers

Torn seals let in rain and heat around the trailer. Worn bumpers let trailers hit the wall and the door. They are cheaper to replace than what they protect.

Maintenance for buildings with many dock doors

On a building with a row of dock doors, planned servicing costs far less than a breakdown in the middle of a shipment. Annual preventive maintenance is $349 for the first door and $225 for each additional door on the same site. Semiannual is $649 for the first door and $425 for each additional one. A visit covers lubrication, spring tension adjustment, roller and track inspection and weatherseal replacement, and we write up anything on the dock equipment that needs attention before it fails.

Replacing a dock door outright is a permitted job in Miami-Dade and Broward, and the new door needs a product approval for the building's wind pressure. The permit fee is the city's fee, passed through at cost; see our permit cost page. New commercial doors are on our commercial doors page, and the rest of our commercial work is on commercial door service. For a rolling steel door at a dock, see rolling door repair.

FAQ

Loading dock repair questions

How much does loading dock door repair cost?

Commercial labor is $295 for the first hour with one technician and $225 for each hour after that, or $495 and $395 for a two technician crew. Common dock door jobs have set prices: a basic sectional adjustment is $395, a cable pair or a roller set is $595, a track repair is $695, and a door that is off track or racked is $795. Small commercial torsion springs start at $669 per spring and heavy ones at $799.

Do you repair dock levelers, seals and bumpers?

Yes. We work on the whole dock position, not only the door: levelers, seals, shelters, bumpers and vehicle restraints. There is no fixed price for that equipment because it depends on the make, the type and what has failed, so we inspect it and give you a written quote before any work.

A trailer hit our dock door. What now?

Leave the door where it is and do not run the operator. A strike usually bends the bottom sections and knocks the door out of its tracks, and running it can pull the cables off the drums. Call us, and we will make the opening safe first, then price the sections, rollers or track that need replacing.

Can you work around our receiving schedule?

Yes. Our hours are 8am to 6pm, seven days a week, so weekend work is possible when the dock is quiet. Because a failed dock door stops the whole operation, commercial breakdowns are prioritised for same day response wherever we have availability.

Do you offer maintenance for a building with many dock doors?

Yes. Annual preventive maintenance is $349 for the first door and $225 for each additional door on the same site. Semiannual is $649 for the first door and $425 for each additional door. It covers lubrication, spring tension adjustment, roller and track inspection and weatherseal replacement.
