Commercial sectional doors
Warehouses, fire stations, service bays and condo parking — HVHZ-verified, from $3,300 installed.
Pick your door in two questions: does the space need insulation, and how much? That is the real difference between the series below — specs come straight from Clopay's April 2026 commercial book, and every configuration we quote is matched to a current Miami-Dade or Florida approval.
The range, by insulation
Installed starting prices for the smallest standard commercial opening. Larger openings, higher wind pressures, glazing and pass doors are quoted after a free site measure. Widths run to 24'2" and heights to 18'.
Standard ribbed steel — from $3,300 installed
The workhorse for unconditioned space: warehouses, storage, back-of-house. No insulation, and the budget notices.
| Door | Construction | Starting at, installed | With operator |
|---|---|---|---|
| Clopay 524 | 2" ribbed steel, 24-gauge | $3,300 | $6,750 |
| Clopay 520 | 2" ribbed steel, heavier 20-gauge | $3,500 | $6,950 |
Insulated ribbed steel — from $3,600 installed
The same proven ribbed door with a polystyrene core, R-6.6 — takes the edge off the heat and quiets the door.
| Door | Construction | Starting at, installed | With operator |
|---|---|---|---|
| Clopay 524V | 24-ga + polystyrene, vinyl back, R-6.6 | $3,600 | $7,050 |
| Clopay 524S | 24-ga + polystyrene, steel back, R-6.6 | $3,700 | $7,150 |
| Clopay 520S | 20-ga + polystyrene, steel back, R-6.6 | $3,850 | $7,300 |
Energy Series, polyurethane — from $3,850 installed
Foamed-in-place polyurethane sandwich construction, R-16.2 to R-18.4 — two to three times the insulation of the S-series. For cooled warehouses, fire stations, food service and any building where the door is part of the envelope.
| Door | Construction | R-value | Starting at, installed | With operator |
|---|---|---|---|---|
| Clopay 3717 | 1-3/4" polyurethane, minor-ribbed | R-16.2 | $3,850 | $7,300 |

| Clopay 3720 | 2" polyurethane, minor-ribbed | R-18.4 | $3,950 | $7,400 |
| Clopay 3728 | 2" polyurethane, flush, stucco texture | R-18.4 | $3,950 | $7,400 |
| Clopay 3729 | 2" polyurethane, minor-ribbed, stucco | R-18.4 | $3,950 | $7,400 |
| Clopay 3724 | 2" polyurethane, minor-ribbed | R-18.4 | $4,050 | $7,500 |
| Clopay 3722 | 2" polyurethane, flush | R-18.4 | $4,100 | $7,550 |
Maximum insulation — Clopay 3730, from $4,400 installed
The thermal flagship: 3" of polyurethane, R-27.2, for cold storage, conditioned industrial space and energy-code jobs. With operator from $7,850.
LiftMaster MAXUM, sized to the door
"With operator" pricing uses the standard-duty MAXUM trolley package, installed. Medium duty adds $3,950 and the extended-duty package $5,800 for high-cycle doors. Undersizing an operator is how they die young, so duty tier follows your cycle count.
The price, and what sits outside it
Door, track and hardware, and professional installation are in the price. Permit and processing runs from $650 when required, quoted separately — as are electrical service to the operator, welding or opening repair, lift equipment for high or obstructed openings, and disposal. Commercial jobs in Miami-Dade and Broward live and die by paperwork, so every door we quote is matched to an active approval: the documents are public on our HVHZ approvals page. Financing is available for qualifying business projects — a $3,300 door runs about $153/mo, and checking your options takes a minute with no impact to your credit score: see financing.
Frequently asked questions
How much does a commercial garage door cost in Miami?
HVHZ-verified commercial sectional doors start at $3,300 installed for a standard ribbed-steel Clopay 524, $3,600 for an insulated ribbed door, $3,850 for a polyurethane Energy Series door, and $4,400 for the R-27.2 maximum-insulation 3730 — all with current Miami-Dade or Florida approvals, and about $153/mo on financing.
Do I need an insulated commercial door?
If the space is cooled, houses people or product, or the door faces afternoon sun — yes, and the R-value matters. The S-series is R-6.6, the Energy Series runs R-16.2 to R-18.4, and the 3730 reaches R-27.2. For unconditioned storage, the standard 520/524 saves real money.
What is a WindCode rating?
The door's engineered wind-load tier — W6 and W8 in this range. Your building's opening has a calculated design pressure; we match the door's WindCode and its Miami-Dade or Florida approval to that number, which is what the inspector checks in the High-Velocity Hurricane Zone.
Do you handle commercial permits and inspections?
Yes. Permit and processing runs from $650 when required, quoted separately. Every door we install is matched to an active product approval, so the permit package and the inspection go smoothly the first time.
Which operator goes on a commercial sectional door?
A LiftMaster MAXUM trolley operator, sized to the door and its daily cycle count: standard duty adds $3,450 installed, medium duty $3,950 and the extended-duty package $5,800. Electrical service to the operator is quoted separately.
