Garage Door Repair
Broken springs, snapped cables, doors off track and openers that have stopped responding. Same-day emergency service across the Village.
Garage door repair, installation and service in Palmetto Bay. This is the corridor Hurricane Andrew went through, so a lot of what we replace here is rebuild era hardware that has now done more than thirty years. The Village has its own garage door permit package and wants the Miami-Dade approval for the exact door attached to it. Licensed and insured, and we tell you the price before anything starts.

New doors from Clopay, Amarr, Haas and Raynor, all approved for the Miami-Dade high velocity hurricane zone, with the Notice of Acceptance supplied for the permit file.
LiftMaster openers with WiFi, myQ and battery backup. Worth having here, because a Palmetto Bay outage is the moment you most want the door to still move.
175 mph rated doors, track reinforcement and correct anchoring. If your door is an Andrew era replacement, it may predate the approval standard the Village enforces today.
Rolling steel, sectional and high speed doors, dock levellers and gate operators for businesses along Old Cutler and South Dixie.
The 25 point tune up on a schedule. Properties toward Biscayne Bay get salt in the air, and springs, hinges and rollers corrode faster on that side of the Village than on the west.
Palmetto Bay has a dedicated garage door permit package, separate residential and commercial, and it wants a legible copy of the Miami-Dade Notice of Acceptance for every door. Contractors also have to be registered with the Village before they can apply. We are set up for it, so it is one less thing for you.
In 2025 the Village Council cut building permit fees by 15 percent on certain home improvement work for homesteaded properties, and door replacement is on that list. Worth raising with the Village when your permit is filed.
Every door we install here is rated for the high velocity hurricane zone, and you get the approval paperwork with the invoice.
A full year of warranty on the work itself, on top of the manufacturer warranty on the door and the opener.

1960s and 1970s ranch homes, plus a large stock of post Andrew rebuilds now more than thirty years old.
The Village cut building permit fees by 15 percent on certain home improvement work for homesteaded properties in 2025, and door replacement is on that list. It is worth asking about, because nobody volunteers it.
Rebuild era hardware reaching the end of its life all at once. Doors fitted in the years after Andrew are now past thirty, they often predate the approval standard enforced today, and the springs and rollers on them are well beyond service life. Closer to the bay, salt shortens all of that further.

There can be. The Village Council passed an ordinance in 2025 reducing building permit fees by 15 percent on certain home improvement projects for homesteaded properties, including the installation or replacement of windows and doors. Confirm your eligibility with the Village Building and Permitting Department when the permit goes in.
Often not. A door fitted in the years right after 1992 predates the current Miami-Dade approval standard, and many of them were never rated for the pressures the code asks for now. If yours is original to a rebuild it is worth having looked at, both for the rating and because thirty years is past the service life of the springs and rollers on it.
