Garage Door Repair
Broken springs, damaged panels, off-track doors, noisy openers. We fix it all. Same-day emergency service available for Miami Gardens residents.
Garage door repair, installation and service in Miami Gardens. Most of the housing here went up between 1950 and 1969, so a large share of the doors we are called out to are original or one replacement old, and anything new has to be approved for 175 mph. Miami Gardens runs its own Building Services Division on NW 27th Avenue, which means the permit is a City permit rather than a County one. Licensed and insured, and we tell you the price before anything starts.

The City incorporated in 2003 and runs its own Building Services Division at 18605 NW 27th Avenue, so a door permit here is a City permit and not a County one. Neighbouring unincorporated pockets still file with Miami-Dade, so the paperwork can change from one street to the next. A permit also goes void if no inspection is requested within 180 days of issue. We file it and we book the inspection.
Andover, Bunche Park, Carol City, Lake Lucerne, Norland, Opa-locka North and Scott Lake were all subdivided out of farmland between 1950 and 1969, and plenty of those garages are still on their first or second door. Springs that old are worn past their cycle count rather than broken by accident, and openers from that era often have no photo eyes at all. We will tell you plainly when a repair is worth doing and when the door has reached the end.
Miami Gardens is not only houses. The commercial strips and light industrial units along NW 27th Avenue and NW 183rd Street run rolling steel and sectional doors that have to keep working through a trading day, and we carry the slats, chain hoists and operators for them. Commercial repair starts at $750.
Every door we install in Miami Gardens is rated for the Miami-Dade high velocity hurricane zone. The Notice of Acceptance goes to the City with the permit and to you with the invoice, and the labour carries a full year of warranty on top of whatever the manufacturer gives you on the door and the opener.
175 mph, hurricane impact zone
Miami-Dade County. This is the pressure a replacement door has to be approved for.
Miami Gardens issues its own permits through its Building Services Division, and the permit voids if no inspection is requested within 180 days.
Post-war subdivisions built out between 1950 and 1969, single family throughout, with commercial and light industrial along the NW 27th Avenue corridor.
Age is the thing here. The city was farmland until the 1950s and was built out in under twenty years, so whole streets reach the end of a door's service life at roughly the same time. The failures we see are wear rather than accident: springs past their cycle count, rollers seized in the track, and openers old enough to predate photo eyes. That last one matters, because a door with no safety reversal is the one that hurts somebody.
Fatigued torsion springs, then rusted bottom sections. Salt air works from the inside of the section outwards, so a door can look sound from the driveway and have nothing solid left to bolt hardware to.

Yes, and it goes to the City rather than the County. Miami Gardens has its own Building Services Division at 18605 NW 27th Avenue, and the application wants the Miami-Dade Notice of Acceptance for the door you are actually fitting. State law requires the work to be done by a licensed contractor. We file the permit and book the inspection, and it is worth knowing that the permit expires if no inspection is requested within 180 days.
Usually the same day, and often within a couple of hours. We answer the phone seven days a week from 8am to 6pm on (786) 315-9238. Calls after 6pm are booked first thing the next morning. On a Hard Rock Stadium event day give us as much notice as you can, because the roads around NW 27th Avenue and NW 199th Street back up badly.
Sometimes, and we will tell you honestly which it is. A worn spring or a set of rollers on an otherwise sound door is a straightforward repair. What usually decides it the other way is the section itself: decades of salt air rust the bottom section and the track from the inside, and once that has gone there is nothing solid left to bolt new hardware to. A door of that age will not carry a current wind rating either, so a replacement is what gets you the approval paperwork.
