What the warranty actually covers

CMC covers our labor for one year. The parts carry the manufacturer's own warranty, which runs from one year to lifetime depending on what goes in. Here are the real numbers, and the exclusions nobody advertises.

Every garage door company in Miami says it stands behind its work. Very few publish what that means. This page does, brand by brand, taken from the manufacturers' own current warranty documents, so you can compare us against anyone else quoting you and know exactly what you are comparing.

One year on our labor, on every job

Repair or installation, residential or commercial. If something we fitted fails because of how we fitted it, we come back and put it right inside twelve months and there is no charge for the visit or the labor.

What our year covers

Our workmanship. A spring wound to the wrong tension, a door that comes out of balance, an opener set up wrong, a part fitted incorrectly. We come back and fix it.

What the manufacturer covers

The part itself, when it was made wrong. Those terms are set by Clopay, Amarr, Haas, Raynor and LiftMaster, not by us, and they are in the table below.

Where the two meet

Every manufacturer makes labor the owner's responsibility on a warranty part. Inside our year, we absorb that on work we did. That gap is the part worth understanding.

The motor is covered for life either way. Everything else depends on whether you buy a belt or a chain, and the difference is bigger than most people are told at the point of sale.

The part nobody advertises

Four things no manufacturer warranty covers

These are in every one of the documents above. Knowing them before you buy is worth more than a longer number on a brochure.

Storm damage

Hurricanes, wind, flood and hail are excluded in writing. The wind rating and the Notice of Acceptance are what handle the storm, and your homeowner's policy is what pays. A warranty is for a part that left the factory wrong.

How the approvals work

The labor to fit the part

Every brand puts removal, reinstallation and labor on the owner. The manufacturer ships you a section; fitting it is a separate bill unless it falls inside our year.

The next owner

These warranties are non transferable and run to the original purchaser. Haas and Raynor tie their best coverage to how long you own the home, so it ends at closing.

Surface rust, near the water

Clopay covers rust through that starts at the steel layer but excludes surface rust and anything that grows out of it, and names high salt environments directly. Coastal doors need rinsing and touching up.

What maintenance covers

Warranty terms verified against manufacturer documents in August 2026. Manufacturers revise these, so we check the current version at quote time rather than working from a printout.

What does your warranty cover and for how long?

CMC covers our own labor for one year on every repair and installation we do. Clopay insulated steel doors carry a lifetime paint finish on a single family home, 5 years on the sections and 3 years on hardware and springs. We publish the full brand by brand terms on this page rather than saying we stand behind our work and leaving it there.

Does the manufacturer warranty cover the labor to fit the replacement part?

No, and this catches people out. Clopay, Amarr, Haas and Raynor all state that removal, reinstallation and labor are the owner's responsibility. The manufacturer supplies the replacement part; somebody still has to fit it. That is exactly the gap our one year labor warranty closes on work we did, and after that year the labor on a warranty part is a normal service call.

Does the warranty transfer if I sell the house?

Generally no. Clopay, Amarr, Haas and Raynor all state their residential warranties are non transferable and run to the original purchaser only. Haas and Raynor go further on their best coverage and tie it to how long the original purchaser owns the home, so it ends at the sale by definition. If you are buying a house with a recent door, assume the warranty does not come with it and price accordingly.

Will the warranty cover my door if a hurricane damages it?

No. Manufacturer warranties cover defects in material and workmanship, and they specifically exclude hurricanes, wind, flood and hail. Amarr names all four in writing. That is not a loophole, it is the difference between a warranty and an insurance policy: the wind rating and the Notice of Acceptance are what deal with the storm, your homeowner's policy is what pays for storm damage, and the warranty is there for a part that was made wrong.

Does salt air affect what is covered?

It affects what is not. Clopay warrants against rust through that starts at the steel layer, but excludes surface rust and any rust through that grew out of untreated surface rust, and names high salt environments as the reason to keep the door clean. Near the water that distinction is the whole ballgame, so rinse the door down and deal with a chip when you see it rather than after it spreads.

Do I get a shorter warranty because I live in a condo?

On the paint finish, usually yes, and almost nobody mentions it. Clopay gives a lifetime paint finish on a single family home and 10 years on everything else, condominium associations included. Amarr does the same thing, dropping from 15, 20, 25 years or lifetime on a single family home to 5, 6, 7 or 10 years on a condominium or multi family building. The hardware and spring terms do not change.

Is a belt drive opener really worth it over a chain drive?

On warranty alone the gap is large. A LiftMaster belt drive such as the 87504 carries a lifetime motor and lifetime belt with 5 years on parts. A chain drive such as the 84602 carries the same lifetime motor but only one year on the chain and one year on the other parts. You are buying four extra years of parts coverage and a lifetime belt, on top of the quieter running that is the usual reason people choose one.

What do I need to keep to make a claim?

Proof of purchase, the model number and the installation date. Every one of these manufacturers requires proof of purchase and dates the warranty from delivery or installation, so keep the invoice and the paperwork we hand over together with the Notice of Acceptance.
