What we see most
The rolling door faults we fix every week
A rolling door has fewer moving parts than a sectional, so when one fails the cause is usually one of these.
Curtain out of the guides
The slat ends ride out of one guide and the curtain racks sideways. Running it up and down in that state tears the endlocks off, so stop and call.
A door that has gone heavy
When a door that used to lift by hand now fights you, or drops when you let go, the spring tension in the barrel has fallen off or a spring has broken.
An operator that hums and stops
Worn brakes, limits that have drifted, a failed control board or a motor at the end of its life. We check the door runs freely by hand before we blame the motor.
Salt air on the guides
Near the bay and the beaches the guides and the bottom bar rust from the floor up. Caught early it is a guide section. Left alone it becomes slat damage.
Locks and counter shutters
Slide bolts that no longer line up, and the short, wide shutters over service counters and concession windows that stick halfway.

Repair or replace
When the curtain is past saving
A door with a few bent slats is a repair. A door whose curtain is torn across, whose guides are rusted through and whose barrel is worn is often cheaper to replace than to rebuild piece by piece. A replacement door needs a building permit and, in Miami-Dade and Broward, a product approval for the wind pressure at your building. Annual preventive maintenance is $349 for the first door and $225 for each additional door on the same site, and it covers lubrication, spring tension adjustment and an inspection of the guides, the bottom bar and the operator. Rolling door repair questions
How much does rolling door repair cost in Miami?
Troubleshooting a rolling steel door is $495. Slat repair is $1,095 minimum, and major curtain or slat damage starts at $1,500. Labor on anything else is $295 for the first hour with one technician and $225 for each hour after that. Operator diagnosis and repair labor is $495 plus parts. You get the price for the fix before we start it.
My rolling door came out of its guides. Can it be fixed?
Usually, yes. A curtain comes out of its guides after a hit from a forklift or a truck, after a guide wears through, or after wind loads the door while it is half open. We straighten or replace the damaged slats, realign or replace the guides and reset the spring tension so the door runs straight again. If only a few slats are bent, it falls under slat repair. If the curtain is torn or folded across most of its width, it falls under major curtain damage.
Should I adjust the spring on a rolling door myself?
No. The spring on a rolling door is inside the barrel above the opening and it is wound under heavy tension. Releasing or adding tension without the right tools and a way to hold the barrel is how people get hurt. If the door has become hard to lift by hand or drops when you let go, call us and leave it closed.
Do you repair rolling doors you did not install?
Yes. Most of our rolling door work is on doors someone else installed, including doors whose installer no longer supports them. Slats, guides, bottom bars, springs and operators can be matched or replaced on most makes.
The motor on my rolling door died. Can we still open it?
Most commercial rolling doors have a hand chain or a crank so the door can be worked while the operator is down. If you cannot find it or it will not turn, call us rather than forcing the door. Operator diagnosis and repair labor is $495 plus parts, and when a replacement makes more sense we tell you and price it in writing.
Does replacing a rolling door need a permit?
A repair to an existing door usually does not. Replacing the whole door does, and in Miami-Dade and Broward the new door has to carry a product approval for the wind pressure at your building.
