Garage door repair near me: cities we serve in Miami-Dade
Miami-Dade is where most of our work is, and it is not one market. A 1940s garage in Coral Gables and a 2015 townhouse in Doral fail in different ways and answer to different building departments. These are the pages for each, with the wind rating, the permitting quirk and the fault we actually see most often in that housing stock.
Coral Gables
Mediterranean Revival and mid-century homes, many with detached or side-entry garages. Coral Gables cares what the door looks like. Exterior work goes past the Board of Architects, and a door that would pass without comment two miles away can be refused here for its panel style or colour. We check the design guidance before ordering, because a door that arrives and cannot be hung is an expensive mistake.
Wind requirement 175 mph, hurricane impact zone. Coral Gables issues its own permits, and the Board of Architects reviews exterior changes.

Cutler Bay
Mostly built or rebuilt after 1992, so doors and openings are newer than the county average. Cutler Bay took the direct hit from Andrew and was largely rebuilt afterwards, which means most homes here already have a code-compliant opening. That is good news for a replacement: the jamb, the track anchors and the header are usually sound, and the job is the door rather than the structure around it.
Wind requirement 175 mph, hurricane impact zone. Cutler Bay runs its own building division, incorporated in 2005.

Doral
Airport West warehouses and distribution units alongside newer gated residential. More of our Doral work is commercial than residential. The warehouse parks around the airport run rolling steel and sectional doors on high cycle counts, and a door that opens forty times a day wears out on a completely different schedule from one on a house.

Hialeah
Dense 1950s to 1970s single family and duplex housing, much of it original. Hialeah has some of the oldest untouched garage openings in the county. Doors here are often the original steel from the build, hung on hardware that predates any wind code, and a replacement usually means bringing the whole opening up to current requirements rather than swapping a panel.

Homestead
Overwhelmingly post-1992, because Andrew removed most of what came before. Homestead was the centre of Hurricane Andrew, and the rebuild is why Florida has the code it has. Almost everything here was built to that code or later, so openings are square, headers are rated and the paperwork usually exists.

Kendall
Large 1970s and 1980s suburban tract housing, two-car garages nearly throughout. Kendall is where we do the most straightforward residential volume in the county. Standard sixteen foot openings, standard headroom, and enough uniformity across the neighbourhoods that we usually carry the right parts on the truck already.
Wind requirement 175 mph, hurricane impact zone. Unincorporated Kendall permits through Miami-Dade County.

Miami Beach
Condominium and multi-family buildings, plus single family on the islands. Most of our Miami Beach work is a building rather than a house: parking entries, service bays and rolling grilles that a whole building depends on. That changes the job, because access, scheduling and the building manager matter as much as the door.
Wind requirement 175 mph, hurricane impact zone. Miami Beach issues its own permits.

Miami Lakes
Planned community from the 1960s onward, with active homeowner associations. Miami Lakes was master planned, and the associations here take an interest in what the front of a house looks like. Panel style and colour usually need approving before a replacement goes in, which adds a step but rarely a problem if it is done first.
