Waterfront and canal-side homes, a lot of them within a few hundred feet of salt water. Salt is the whole story on the water here. A galvanised spring on a canal-side house does not last what it would inland, and the hardware that fails first is whatever is closest to the opening: rollers, hinges, and the bottom bracket.

Large 1990s and 2000s HOA communities, very consistent construction. Pembroke Pines is HOA country. The communities out here were built in phases, which means whole streets have the same door, the same opener and the same opening, and they reach the end of their life at roughly the same time.
