Storefront doors that will not lock
A rolling door or grille that jams part way down leaves the shop open overnight. The cause is usually a slat out of its end lock or a bent guide, and the first job is getting it closed and locked.
Storefronts that roll their doors down every night, and light industrial units that run a rolling door or two all day. We repair both across Miami Gardens and Opa-locka, for $295 for the first hour with one technician.
Rolling steel troubleshooting is $495, and a slat repair is a $1,095 minimum. You get the price in writing before the repair starts.

The shopping strips along NW 27th Avenue and NW 183rd Street close behind rolling steel. The industrial blocks in Opa-locka and near the airport there open to trucks.

Delivery carts, car bumpers and pry bars all find the bottom of a rolling door first. Damaged slats are replaced in the curtain, so a dented bottom does not have to mean a new door.
Hand chain hoists wear their gears, and motor operators fail at the brake, the limits or the board. We diagnose before we replace, and operator repair labor is $495 plus parts.

The border between Miami Gardens and Opa-locka runs through blocks that look the same from the street, and a few pockets nearby are unincorporated Miami-Dade. It matters when a door is replaced, because the permit goes to whichever government the building belongs to. Miami Gardens issues permits through its own Building Services Division at 18605 NW 27th Avenue, and a permit there voids if no inspection is requested within 180 days. Opa-locka has its own building department. We look up the folio before we quote so the permit goes to the right counter the first time.
Every replacement door we fit is approved for the High Velocity Hurricane Zone, and the product approval goes in with the permit. A repair to the existing door needs no permit at all. For rolling doors across the county see rolling door repair, and for houses see garage door repair in Miami Gardens. If your building is further south, we also cover Hialeah.

Usually yes. A storefront door stuck part way is most often a slat that has walked out of its end lock, a guide knocked out of line, or a worn chain hoist or operator. We make the door safe and closed first so the shop can be locked, then quote the repair.
It depends which side of the line the building is on. Miami Gardens runs its own Building Services Division at 18605 NW 27th Avenue, and the permit voids if no inspection is requested within 180 days. Opa-locka is a separate city with its own building department. Some addresses nearby are unincorporated and go to Miami-Dade County. We check the folio and file with the right office; repairs to an existing door do not need a permit.
