Commercial door repair and maintenance visits11$508$318 to $1,391
Commercial rolling door repairs and replacement parts6$4,544$1,358 to $6,565

Also counted in the totals above, with no row of their own because each has fewer than 5 jobs: 4 new or replacement residential garage doors and 4 commercial door operator installs.

Spring replacement is not its own row. Too few 2026 invoices were for a spring alone to give a fair median, so springs sit inside the repair row. Our published spring prices are $409 for one torsion spring and $669 for a matched pair, on the spring replacement cost page.

What the numbers say

Most repairs cost a few hundred dollars, not thousands. Half of all residential repairs were between $357 and $700. Jobs above that range involved more parts, more labor, or both. Every repair price we charge is on the garage door repair cost page.

An opener replacement is close to a fixed price. 18 opener jobs, and half of them landed within about $100 of each other. Our published installed opener price starts at $913 for the LiftMaster 2220L.

Commercial jobs swing widely. A commercial service visit can be a couple of hundred dollars. A rolling steel curtain that needs new slats can run several thousand. That is why we publish a commercial rate card and write the repair price down before work starts.

Weekends cost the same. Our rates are the same seven days a week.

New doors are not in this index. There were too few new door invoices in 2026 to give a fair median. New door prices, including impact rated doors, are on our impact garage door cost page, and the product approvals we install under are on our HVHZ approvals page.

How we got these numbers

We took every CMC Door Service invoice issued between January 1 and October 14, 2026 with a status of paid or approved in our accounting system, 197 invoices in all; voided, deleted and draft invoices are not in that count. We kept garage door, rolling door and door operator work only, so we removed commercial facility work that was not door work (locks, painting, plumbing, vents, dock levelers and similar), and commercial invoices whose lines did not say what door work was done. That left 97 garage door, rolling door and door operator jobs. Each job was sorted by type from the invoice lines and our job records. Area comes from the zip code of the job site, which we have for 43 of the 97 jobs, grouped into the areas shown.

Prices are the invoice total the customer was billed, including parts, labor and sales tax where it applied. We report the median, the middle value, because a few large jobs would pull an average up. The middle half is the range from the 25th to the 75th percentile. Any group with fewer than 5 jobs has no row, and the Florida Keys are not shown for that reason, so no single customer can be identified. No customer names, addresses, costs or margins are used or shown. We rerun the same query as more invoices come in and change the date at the top when we do.

FAQ

Questions about these prices

How much does garage door repair cost in Miami in 2026?

Across 54 residential repairs CMC Door Service invoiced from January to October 2026, the median was $495, and half of all repairs cost between $357 and $700. Jobs with more parts or labor cost more.

How much does a garage door opener replacement cost in Miami?

The median of 18 opener replacements we invoiced in 2026 was $750, and half landed between $700 and $800. Our published installed opener price starts at $913 for the LiftMaster 2220L.

How much does commercial rolling door repair cost in Miami?

It depends on the fault. The median of 6 rolling door repair and parts invoices in 2026 was $4,544, driven by slat and curtain work. Simple faults cost much less: rolling steel troubleshooting is a published $495.

Why is the median different from your price list?

The price list shows the price of one item. An invoice is the whole job, which often includes more than one item, or a part the customer already had. Both are real; the median shows what a typical job came to.

Does it cost more in some parts of Miami?

Our published price list does not change by neighborhood. Area medians differ because different areas called us for different kinds of work, for example more installs in one area and more small repairs in another.

Do you charge more on weekends?

No. We work seven days a week, 8am to 6pm, at the same rates.
